Wasatch Front
JupiDoor in Farmington
Farmington, first called North Cottonwood, was settled in 1847 by Hector Haight and is the Davis County seat. It sits at the base of the Wasatch Mountains halfway between Salt Lake City and Ogden, with five canyon streams running through town toward the Great Salt Lake. The city has two historic districts, Main Street and Clark Lane, with stone pioneer homes and the Farmington Rock Chapel. Newer subdivisions fill the bench and the west side, and Lagoon, founded in 1886, and Station Park shape the area near the freeways.
Farmington sits in Davis County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Farmington
Main Street Historic District
The Main Street Historic District holds many of Farmington's stone and brick pioneer homes along with the Farmington Rock Chapel. Houses are older and often on deep lots near the county offices. Buyers are people who want period character and walkability to the old town center, and who accept the care older homes need.
Clark Lane Historic District
Clark Lane is Farmington's second designated historic district, a shorter stretch of older homes on the north side of town. Properties are mostly single-family homes with established trees and larger lots, and buyers tend to be drawn by the setting and history rather than newer finishes.
Station Park area
The area around Station Park combines a large shopping and dining center with the Farmington FrontRunner station, with apartments and townhomes nearby. It suits buyers who want to walk to stores and ride the train to Salt Lake City or Ogden without relying on a car every day.
Oakridge and the east bench
The east bench around Oakridge Country Club on Shepard Lane and below Farmington Canyon holds single-family homes on sloping lots with views west toward the lake. Buyers here are often moving up and value golf, canyon access and the trail system above the city.
West Farmington
The flatter west side toward Farmington Bay, around Glovers Lane and Farmington High School, has newer subdivisions built over the last few decades. The West Davis Corridor now runs nearby. Buyers here are often looking for newer construction and quick highway access to jobs up and down Davis County.

Flat rate vs percentage
What a flat rate changes in Farmington
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Farmington market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Farmington
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Farmington questions
- Most do. According to Farmington's water plan, about 95 percent of the city has access to pressurized secondary water for yards and gardens, and all new developments are required to connect to a secondary system. That water comes from two providers: Benchland Water District and Weber Basin Water Conservancy District. Both have started installing secondary water meters, and state law passed in 2022 requires secondary connections to be metered by 2030. Culinary water comes from city wells and Weber Basin.
- Farmington is in the Davis School District. Farmington High School opened for the 2018-19 school year at 548 West Glovers Lane, built with a voter-approved bond to relieve crowding at Davis and Viewmont high schools. Its boundaries were drawn after a contested process, and parts of Davis County were reassigned to it from those schools. Because boundaries can change, buyers should use the district's school locator for a specific address rather than assume which high school serves it.
- Farmington sits about 16 miles north of Salt Lake City. The Farmington FrontRunner station at Station Park gives train service south to Salt Lake City and north to Ogden. By car, Interstate 15, US-89 and Legacy Parkway all meet in Farmington, and the West Davis Corridor, which opened in January 2024, starts at an interchange near Glovers Lane and runs 16 miles north through Kaysville, Layton and Syracuse to West Point.
- Farmington homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
