Founded in 1861 as a cotton mission, which gave the area its Dixie nickname, it keeps pioneer-era homes near the temple and tabernacle, but most housing is stucco and tile built since the late 1960s, from Bloomington, Utah's first planned community, to newer master plans like Desert Color. Historic Downtown
Around the St. George Tabernacle, the temple and Main Street are the city's oldest homes, including pioneer-era brick and stone houses mixed with mid-century ranches. Buyers want to be close to Town Square, downtown restaurants and Utah Tech University, and many of these homes have been remodeled in stages.
Bloomington
Bloomington began as a farming settlement on the Virgin River, then was developed from 1966 as a country club community with a golf course, condominiums and single-family homes. It is largely built out with 1970s and 1980s homes on mature lots, and it draws retirees and buyers who want an established golf setting.
Green Valley
West of downtown, Green Valley mixes condos, townhomes and single-family homes, and parts of it carry resort zoning that allows nightly vacation rentals. That makes it one of the first places investors and second-home buyers look when they want a property that can legally rent by the night.
Little Valley
On the city's east side, Little Valley still has half-acre and larger lots, some zoned for horses and agriculture, next to newer subdivisions such as The Village at Little Valley. Buyers come for room for RVs, shops and animals while staying inside city limits.
Desert Color
Desert Color is a large master-planned community on state trust land east of I-15 along Southern Parkway, planned for thousands of homes. What a flat rate changes in St. George

St. George questions
- Only in certain places. St. George prohibits rentals of under 30 days in single-family residential, agricultural and several other residential zones. Nightly rentals are allowed where resort zoning applies, such as parts of Green Valley, and in some planned developments whose approvals permit them. A narrow exception exists for properties over two acres with written consent from neighbors within 300 feet. Every operator also needs a city business license. Before buying for rental income, confirm the parcel's zoning and the HOA's own rules, since CC&Rs can be stricter than the city.
- In 2022 the largest cities in Washington County, including St. George, adopted conservation ordinances with the Washington County Water Conservancy District. New homes face a limit on lawn area tied to lot size, and grass is not allowed in park strips, strips narrower than eight feet, or on slopes. Nonfunctional grass is banned at new commercial and institutional sites, and new golf courses must bring their own non-potable water. Existing yards are not forced to change, but buyers of older homes often ask about converting lawn to desert landscaping.
- Electricity comes from either the city's own Energy Services Department or Dixie Power, depending on where the home sits, so buyers should confirm the provider for a specific address. Public schools are run by the Washington County School District. For travel, St. George Regional Airport has SkyWest flights, the city's SunTran buses run fixed routes through St. George and nearby communities, and I-15 connects north to Cedar City and south to Las Vegas.
