Quick answer

Both sell flat-fee MLS listings in Idaho. Lowes Flat Fee Realty charges $399 (Showcase) or $799 (Premium) up front, plus a 0.1% compliance fee on sold homes, or $399 plus 0.75% at closing for full service. JupiDoor charges $399 or $499 up front, or $499 plus a flat $3,000 at closing. Lowes covers north Idaho and rebates buyers half the commission it receives; JupiDoor doesn't list in north Idaho or represent Idaho buyers.

  • Lowes's Idaho page lists Showcase at $399, Premium at $799 and Full-Service Realtor at $399 plus 0.75% of the sales price at closing.
  • Lowes's FAQ says a compliance fee of 0.1% of the sales price is retained on any sold transaction. On a $500,000 sale that is $500.
  • JupiDoor's Idaho packages are MLS Starter $399, MLS Premium $499 and Full Service Realtor $499 up front plus $3,000 at closing, with no percentage added.
  • On a $500,000 home, Lowes Full-Service totals $4,649 and JupiDoor Full Service Realtor totals $3,499. Below about $365,000, Lowes Full-Service costs less.
  • Lowes's FAQ says that on its basic plan it can't help complete or review forms. JupiDoor's MLS Starter includes offer review and paperwork completed by JupiDoor.
  • Lowes doesn't serve Utah. JupiDoor's Utah services are covered on other pages.

About this comparison

JupiDoor wrote this comparison and is one of the companies compared. Prices and terms as published on each company's website on November 3, 2026; check their site for current terms.

Every Lowes figure here comes from its own website, lowesflatfee.com, viewed on November 3, 2026: its Idaho plans page, FAQs, home buyer rebate page and homepage. We didn't use review sites or comparison blogs. The pages are listed under Sources.

Lowes Flat Fee Realty serves Idaho, Colorado, Oregon and Washington, and describes itself as "a Homezu Partner." Its FAQ names Roger Lowe (DB#20447) as the Idaho listing broker. The homepage says he opened his Idaho brokerage in 2005 and that Adam Lowe, a broker in Idaho and Colorado, has more than 22 years of industry experience. The Idaho page says it belongs to seven Idaho MLSs.

JupiDoor is a licensed real estate brokerage, Jupidoor LLC. Its Principal Broker is Mike Heslop, licensed since 2015. In Idaho it lists through the Intermountain, Pocatello and Snake River MLSs. It also serves Utah, with different packages.

Lowes's Idaho plans

PlanPriceWhat the page says it includes
Showcase$399Up to 25 photos; listing on the local REALTOR® MLS and national sites; a virtual tour link; forms; you set the buyer agent commission; free changes. Term up to 6 months.
Premium$799Showcase plus 35 to 70 photos (MLS max), automatic buyer call forwarding, agent scheduling and electronic signatures. Term up to 6 months.
Full-Service Realtor$399 + 0.75% of the sales price at closingAll the previous plans plus "professional broker contract, pricing and negotiation assistance." Term up to sold.

The Idaho page and FAQ both say "there will be a compliance fee of 1/10th of 1% (0.1%) of the property sales price retained on any SOLD transactions." The plans page doesn't say plan by plan whether it applies, so the totals below include it on all three plans. The fee is described as applying to sold transactions.

On the flat-fee plans, the FAQ says agents contact you directly to set up showings, and your contact details go in the MLS remarks. It says that under the basic plan Lowes is "not able to assist you in completing them or reviewing them," referring to the forms, and that negotiation help comes with Full-Service. If you find your own buyer, the FAQ says you won't owe a commission on the sale.

The FAQ says listing terms are 6 months, 12 months or until sold, with 6-month extensions available for a fee. You can cancel by logging into your account, unless the home is under contract.

The math on a $500,000 Idaho home

These figures are listing-side fees only. They leave out any buyer-agent commission, title and escrow fees, add-ons and other closing costs. Lowes's figures include the 0.1% compliance fee: 0.1% × $500,000 = $500.

OptionUp frontAt closingTotal on $500,000
Lowes Showcase$399$500$899
Lowes Premium$799$500$1,299
Lowes Full-Service Realtor$3990.75% = $3,750, plus $500$4,649
JupiDoor MLS Starter$399$0$399
JupiDoor MLS Premium$499$0$499
JupiDoor Full Service Realtor$499$3,000$3,499

At $500,000, JupiDoor's MLS Premium is $1,299 - $499 = $800 below Lowes Premium, and Full Service Realtor is $4,649 - $3,499 = $1,150 below Lowes Full-Service.

Lowes's percentages grow with the price; JupiDoor's Idaho fees don't. Lowes Full-Service is $399 plus 0.85% of the price including the compliance fee, so it equals JupiDoor's $3,499 at about $364,700. Below that, Lowes costs less. On a $300,000 home, Lowes Full-Service is $399 + $2,250 + $300 = $2,949, which is $550 below JupiDoor's Full Service Realtor. On a $700,000 home it is $399 + $5,250 + $700 = $6,349.

The packages differ in detail. Lowes Showcase includes up to 25 photos, against 10 on JupiDoor's MLS Starter. Lowes Premium includes automatic buyer call forwarding and agent scheduling, and Full-Service runs until sold rather than 6 months. JupiDoor's lower tiers include offer review and paperwork, which Lowes's FAQ says its basic plan doesn't. Compare what each includes, not only the total.

JupiDoor's Idaho packages

  • MLS Starter, $399 up front: MLS listing, listing on Zillow, Realtor.com and local broker websites, real estate documents, a market analysis of comparable properties, offer review and consulting, paperwork completed by JupiDoor, 10 photos, 5 free MLS changes and 1 open house posting. All calls go to you. The term is 6 months.
  • MLS Premium, $499 up front: Starter plus 60 photos, unlimited MLS changes and unlimited open house postings.
  • Full Service Realtor, $499 up front plus $3,000 at closing: JupiDoor takes all calls, with photos up to the MLS maximum, full negotiation support, a one-on-one virtual meeting, a for-sale sign and a lockbox.

None of the Idaho packages includes in-person showings by an agent, so you show the home on all three. JupiDoor isn't on the Coeur d'Alene MLS, so it doesn't list homes in north Idaho. The packages are at /list-your-home/.

In Utah, where Lowes doesn't operate, JupiDoor has flat-fee listings from $1,150 and full service from $3,000, paid at closing. See /sell/.

Buying a home in Idaho

Lowes's home buyer rebate page says it rebates half of the buyer-agent commission it actually receives, in cash at closing or right after. Its example: on a $350,000 purchase at a 3% commission, the rebate is $5,250. It says a buyer's agent relationship in Idaho must be in writing, and that you must tell every listing agent you contact that you're represented. The page also says Lowes reimburses showing fees up to $200 at closing.

JupiDoor doesn't represent buyers in Idaho, and its 1% cash back program is Utah only. If you're buying in Idaho, Lowes offers a published rebate and JupiDoor doesn't.

Who each one fits

Lowes Flat Fee Realty may be the better fit if:

  • You're selling in north Idaho, such as Coeur d'Alene or Boundary County, where JupiDoor doesn't list.
  • Your home is priced below about $365,000 and you want negotiation help, where Lowes Full-Service costs less.
  • You want negotiation help with a listing that runs until sold (Full-Service).
  • You're buying in Idaho and want a rebate.
  • You're also selling in Colorado, Oregon or Washington.

JupiDoor may be the better fit if:

  • You want the lowest total on a flat-fee MLS listing with no percentage at closing ($399 or $499).
  • You want offer review and paperwork included on the lowest-priced package.
  • Your home is priced above about $365,000 and you want negotiation help for a flat $3,000 at closing.
  • You're also selling or buying in Utah.

Whichever you choose, read the listing agreement before you sign. Check every fee, when each is due and how you can cancel. For every Idaho option side by side, including Congress Realty, see /compare/best-flat-fee-mls-idaho/. For Utah and Idaho together, see /compare/.
