Downtown and Indian Creek
The original downtown, part of the Caldwell Historic District, rebuilt around the uncovered Indian Creek and Indian Creek Plaza on Kimball Avenue, which hosts markets and the Indian Creek Festival. Nearby housing is older homes and some newer apartments, and it appeals to buyers wanting to walk downtown.
North Caldwell
The North Caldwell Historic District around 9th Avenue and Albany and Belmont streets, listed in 1979, with some of the city's oldest houses just north of the railroad and downtown. Buyers tend to be people looking for an older house at a lower entry price with room to update.
Sunnyslope

- The Steunenberg Residential Historic District is locally designated by the City of Caldwell, which is stricter than National Register listing alone. Owners need a certificate of appropriateness before making exterior changes visible from the street or public right-of-way. Changing paint color is exempt. Some applications are approved by planning staff, and others go to the Historic Preservation Commission at its monthly public meeting. Decisions can be appealed. Interior remodeling does not go through this review, but normal building permits still apply.
- Many Caldwell subdivisions get untreated water for landscaping from the Caldwell Municipal Irrigation District, which the city runs for specific subdivisions. Bills are mailed in February and due April 1, and the assessment is built from an administration charge, a base charge tied to lot acreage and a pressure charge. Pumps usually start in the second half of April and shut off in early October. Other homes are served by Pioneer Irrigation District, based in Caldwell, or by another district, so the annual bill is the quickest way to tell.
- Caldwell is split between two districts. The Caldwell School District covers the older core and much of the city, while the Vallivue School District serves portions of Caldwell and Nampa as well as Greenleaf and part of Middleton, and runs Vallivue High School and Ridgevue High School. The boundary runs through the city rather than along its edge, so the only reliable way to answer for a specific house is to check the address with both districts.

Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
