Salt Lake Valley
JupiDoor in Salt Lake City
Salt Lake City, founded in 1847, holds the oldest housing stock on the Wasatch Front. Victorian homes fill the Avenues on the foothills above downtown, Tudor and English cottage revivals line Yalecrest on the East Bench, and post-war brick homes cover Rose Park and Glendale on the west side. Downtown adds condominiums and new apartment towers. The University of Utah, the hospitals, state government and downtown offices bring a steady flow of buyers, and many prefer walkable streets and rail access to a large yard.
Salt Lake City sits in Salt Lake County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Salt Lake City
The Avenues
On the lower foothills northeast of downtown, with numbered avenues crossed by lettered streets on small blocks. It grew as a trolley suburb in the late 1800s and early 1900s and is largely Victorian homes and cottages, part of a local historic district. Buyers often work at the university or LDS Hospital.
Sugar House
Running roughly from 500 East to Foothill Drive between about 1300 South and 3000 South, Sugar House mixes early 20th-century bungalows with newer mid-rise apartments near its business district. The S Line streetcar, Westminster University and Sugar House Park draw buyers who want a walkable neighborhood outside downtown.
Yalecrest
On the East Bench between Sunnyside Avenue and 1300 South, from 1300 East to 1900 East, with Ivy League street names. Most homes were built between 1920 and 1940 in English Cottage, Tudor and Spanish Colonial styles, and the area is a local historic district, so exterior changes need city review.
Rose Park
Northwest of downtown between I-15 and Redwood Road, laid out in the 1940s and 1950s for returning veterans, with streets arranged like roses along American Beauty Drive. Homes are mostly brick, one to two thousand square feet, and attract first-time buyers who want a short drive downtown.
Glendale
A west-side neighborhood between I-15 and the city's western edge, first built as Glendale Gardens in the 1940s and 1950s. The Jordan River runs through it, with the International Peace Gardens, a municipal golf course and the 9 Line Trail nearby. Buyers look for modest post-war homes with yards.

Flat rate vs percentage
What a flat rate changes in Salt Lake City
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Salt Lake City market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Salt Lake City
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Salt Lake City questions
- Salt Lake City has nine local historic districts: the Avenues, Capitol Hill, Central City, City Creek and Memory Grove, Exchange Place, South Temple, University, Westmoreland Place and Yalecrest. The city says all exterior work on properties in these districts, except paint color and minor maintenance, needs approval before it starts, usually a Certificate of Appropriateness. Interior remodeling is not reviewed. Buyers planning new windows, siding, an addition or a demolition should check with the Planning Division first.
- Generally yes. Salt Lake City updated its ADU ordinance in 2018 and allows one internal, attached or detached accessory dwelling unit on a lot with a single-family home, subject to setback, height and size limits. The owner must live in either the main house or the ADU, and renting either for short stays needs separate approval. Buyers looking at a home with an existing basement apartment or backyard unit should ask whether it was permitted.
- Salt Lake City Public Utilities, founded in 1876 and describing itself as the oldest retail water provider in the West, supplies water, sewer, stormwater and street lighting, drawing on protected Wasatch canyon watersheds. The Salt Lake City School District's boundaries match the city limits, with East, West and Highland as its main high schools. TRAX light rail, the S Line streetcar and FrontRunner connect many neighborhoods to downtown and the university.
- Salt Lake City homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
