Utah Valley
JupiDoor in Lehi
Lehi was settled in 1850 at the north end of Utah Valley, and its old downtown still has the Lehi Roller Mills, built in 1906, and the Hutchings Museum. Over the last two decades the land between I-15, Traverse Mountain and the Jordan River has filled with Silicon Slopes offices for Adobe, Ancestry and many others, alongside Thanksgiving Point and large master-planned neighborhoods. Housing runs from small pioneer-era and postwar homes near Main Street to new townhomes and large houses on Traverse Mountain. Many sellers are tech workers relocating or moving up.
Lehi sits in Utah County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Lehi
Historic downtown Lehi
The streets around Main Street, the Lehi Roller Mills and the Hutchings Museum hold Lehi's oldest homes, from pioneer-era houses to postwar ramblers on larger in-town lots. Buyers here want character and a short walk to local businesses and parks, and they expect older systems and some remodeling.
Traverse Mountain
Traverse Mountain rises above I-15 at the Point of the Mountain, with homes on terraced streets looking over Utah Valley. The community has a clubhouse, pool, fitness center, parks, trails and courts. Housing runs from townhomes to large detached homes, and buyers are often tech workers who want a short drive to Silicon Slopes offices.
Holbrook Farms
Holbrook Farms is a 680-acre master-planned community built by Ivory Homes, with a mix of home types, shops and a 33-acre central park with trails, sledding hills and pickleball courts. Homes are new construction, and buyers tend to be households who want newer floor plans and amenities within Lehi.
Cold Spring Ranch
Cold Spring Ranch is a newer master-planned community in Lehi with a pool, clubhouse, playgrounds and pickleball courts. Housing is a mix of townhomes and single-family homes on smaller modern lots, which draws first-time and move-up buyers who want HOA-managed amenities.
Thanksgiving Point area
The neighborhoods around Thanksgiving Point, between I-15 and the Jordan River, sit next to its gardens, museums and golf course and the Thanksgiving Park office buildings. Housing includes townhomes, condos and single-family homes, and buyers are often people who want to walk or bike to work and to the Jordan River Parkway.

Compare the tiersThe same three tiers apply everywhere we work in Utah, Lehi included.
Flat rate vs percentage
What a flat rate changes in Lehi
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Lehi market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Lehi
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Lehi questions
- Lehi is currently served by Alpine School District, which operates the city's high schools, middle schools and elementary schools. Voters approved splitting Alpine School District in 2024, and on July 1, 2027 it will dissolve into three new districts. Lehi will be part of the district tentatively named Aspen Peaks School District, together with Alpine, American Fork, Cedar Hills, Highland and the Utah County part of Draper. Buyers should confirm school assignments for a specific address as the new district sets boundaries.
- Yes. Lehi City runs two water systems: culinary drinking water and a pressurized irrigation system that has served homes and businesses for more than 30 years. Because the pressurized system also supplies the city's fire hydrants, it stays on all year rather than shutting off in the fall. During dry years Lehi uses a water shortage management plan that can limit sprinkler watering to set days with rest days between. Buyers should budget for irrigation charges separately from culinary water.
- Lehi runs its own municipal electric utility, Lehi City Power, which handles planning and engineering, line operations, metering and substations from its facility on Glen Carter Drive. The city has also built local generation to help manage peak demand. Most Lehi homes are billed by the city for power along with water and sewer, rather than by Rocky Mountain Power. Buyers moving from other parts of the Wasatch Front should ask for recent utility bills to compare costs.
- Lehi homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
