Selling a home in Syracuse
Most Syracuse sellers are selling a family home in a subdivision built since the 1990s, with a smaller number of older homes and larger lots on the west side. Buyers compare resales with the new construction still going up nearby, and they ask about yard size, the secondary water meter and bill, garage and RV space, and how fast they can reach I-15 or the West Davis Corridor. A mature yard is an advantage over new builds, so show it off. Spring and early summer bring the most buyers, as families plan moves around the Davis School District calendar.
Local knowledge
What sellers in Syracuse should know
Syracuse City runs both the culinary and the secondary water systems, and state law requires every secondary connection to be metered by 2030 with usage-based billing to follow, so buyers may ask whether the meter is in.
An established resale yard with mature trees and grass is something new construction nearby often can't offer; photograph it well.
The West Davis Corridor opened in January 2024 with interchanges at 2000 West and Antelope Drive, giving the west side a direct route south toward Farmington, so homes near those interchanges should say so.
Working residents have long split their commutes between Hill Air Force Base and jobs south toward Salt Lake City, so list realistic drive routes from your street to both I-15 and the West Davis Corridor.
Syracuse High, opened in 2007, is the city's Davis School District high school, and new schools such as Horizon Junior High in West Point have shifted boundaries, so confirm the assigned schools before listing.

The Syracuse market, September 2026

- Change in median vs a year earlier
- -10.63%
At Syracuse's median of about $520,000, a 3% listing commission is $15,600. JupiDoor's Utah tiers cost $1,150 to $4,500 at closing, so a seller at that price keeps $11,100 to $14,450 more before any buyer-agent compensation, title and other closing costs.
Source: Best Utah Real Estate market stats (MLS data from UtahRealEstate.com and the Washington County Board of Realtors), single month, all property types. One month of sales is a small sample, so the median moves a lot from month to month.
The biggest cost is the listing-side fee. A traditional 3% listing commission grows with your price; JupiDoor's tiers are a flat rate paid at closing. Here is the difference at Syracuse's median sale price and at round example prices. Any compensation you offer a buyer's agent is separate and your choice.
| Sale price | 3% listing commission | JupiDoor (Seller-Managed / Virtual Agent / In-Person Agent) | You keep |
|---|---|---|---|
| $400,000 | $12,000 | $1,150–$4,500 | $7,500–$10,850 |
| $520,000Syracuse median, rounded | $15,600 | $1,150–$4,500 | $11,100–$14,450 |
| $600,000 | $18,000 | $1,150–$4,500 | $13,500–$16,850 |
| $800,000 | $24,000 | $1,150–$4,500 | $19,500–$22,850 |
The highlighted row uses Syracuse's September 2026 median sale price; the others are round examples. A 3% listing commission is shown for comparison; commissions are negotiable.

Flat rate vs percentage
What a flat rate changes in Syracuse
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Syracuse market data — put your own number in and the arithmetic works the same way.
| Tier | Flat rate | Difference |
|---|---|---|
| Seller-Managed | $1,150 | $13,850 |
| Virtual Agent | $3,000 | $12,000 |
| In-Person Agent | $4,500 | $10,500 |
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

FAQ
Selling in Syracuse: your questions
- You pay one flat rate for the listing side, and you pay it at closing. The tiers are Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500. There is no upfront cost, no retainer and no separate JupiDoor closing fee — the title company collects and distributes everything as part of the closing process.
- It comes down to how much of the work you want to keep. Seller-Managed at $1,150 puts your home on the MLS with comps, paperwork and on-call support while you handle showings and calls. The middle tier hands the whole sale over and runs it remotely, with professional photography and negotiation. In-Person Agent at $4,500 adds in-person analysis, showings and open houses.
- No. The flat rate is only paid at closing, so if your home does not sell you do not owe a listing commission. There are no upfront listing fees to recover either.
- No. You decide whether to offer one and what it is. Buyer agents now have a signed agreement with their own client stating their rate, so what you offer sets how much of that the buyer covers themselves. Whatever you choose, the listing-side saving is yours.
